How does a DSCR loan work?
A DSCR loan qualifies the property instead of you. The lender divides the rent by the full monthly payment: principal, interest, taxes, insurance and any association dues. If the rent covers the payment with room to spare, the loan can work without pay stubs or tax returns. Your credit, your cash and the property still have to qualify.

DSCR stands for debt service coverage ratio. It is one number: rent divided by payment. A ratio above one means the rent covers the payment. A ratio below one means you are feeding the property every month. Each lender sets its own minimum, and a stronger ratio earns better terms.
The rent in that math is not always the rent you collect. Lenders generally use the lower of the lease and the market rent on the appraisal. Short-term rentals get their own treatment, and lenders do not all count that income the same way. This is where shopping the file matters.
What the lender skips is your personal income. No pay stubs, no tax returns, no debt-to-income ratio. That is why these loans fit investors with several properties, self-employed buyers, and anyone whose tax return undersells them. It is also why they cost more than a loan on the home you live in.
What the lender does not skip: your credit, your down payment, your reserves, and the property itself. These are business-purpose loans. They are for rentals, not for a home you plan to live in.
What I'd do
- Run the ratio before you make the offer. My DSCR calculator is free and asks for nothing.
- Use market rent, not hopeful rent. The appraiser will.
- Put taxes, insurance and dues in the payment. Investors who skip them get surprised.
- Ask about a prepayment penalty. Many DSCR loans have one, and it should match how long you plan to hold.
