Answers · The process

Why does my lender keep asking for more documents?

Because an underwriter has to prove every number on your application with a piece of paper, and each document you send can raise a new question. A large deposit needs a source. A new account needs statements. A gap on a pay stub needs an explanation. It feels like the goalposts are moving. Usually it is one goalpost, getting more specific.

Here is what is happening behind the curtain. Your application makes claims: this is my income, these are my assets, this is my debt. The underwriter is not allowed to take your word for it. Every claim has to be supported by a document that an auditor could pick up two years from now and verify without talking to you.

Documents answer questions and create them. Your bank statement proves the down payment is there. It also shows a deposit from your brother, and now the underwriter needs to know whether that money is a gift, a loan, or a repayment. None of those is a problem. Each one needs a different piece of paper.

The second reason is timing. Pay stubs and statements expire. If your file sits for a few weeks, which happens in a busy market or a slow appraisal, the lender needs the newest versions before closing. That is not suspicion. That is the rule.

What you can control is how many rounds it takes. The lenders who ask for everything up front look more demanding on day one and far less annoying on day twenty.

What I'd do

  • Send complete documents the first time: all pages of every statement, even the blank ones.
  • Do not move money between accounts during the process. Every transfer becomes a question.
  • Ask your lender for the full list before you send anything, and ask which items can wait.
  • If you are self-employed, expect more rounds, not fewer. That is the nature of the file, not a judgment of you.
